It’s raining again, and you’ve got leaks in the roof. Grab some pans, try and save your home and furniture as the forecast says it’s not going to be over soon. Probably you’ll be spending many days tracking the leaks and trying to conceal them. Soon, you’ll be thinking “How am I going to fix this?” Well, you need to fix this ASAP, because once delayed, it’ll eat a huge chunk of your budget for sure.
Now the question rises that, HOW to fix this issue? Have a look at your roof, you’ll probably have shingles torn off, or the replaced shingles are gone, or probably you have a new overly roof on top of your old one.
Overlay or tear-off?
If you choose overly, it will save you time, labor costs and disposing off old roof cost as well, but you need to consider a few points before choosing overly. The roof over your house should be a single layer, as it lays across the length of the house. Over the time, the roof gets deteriorated, is becomes saggy at places due to the lack of support under the roof, and if another layer is put over it, it’ll surely cause more sagging due the weight that new layer carries and ultimately the roof damage will be caused. Overly may also cause shingles to separate, causing more leaks. Home owner must also inspect the roofing deck as well, and if everything is fine, you can go to overly without hesitation.
No matter which way you are going to get your roof fixed, the most important thing is to check for proper ventilation in the attic area. Make sure that the ridge vents are placed to provide maximum cross ventilation.
Deciding which one to choose
A home owner must consider checking some things to decide whether if an overly or a complete tear-off should be chosen.
- Number of layers: Check how many layers the roof has. If you are going for an overlay, the roof must have only one layer. If there is another layer/s on top of it, then these layers need to be removed and a new roof is required. Home owners must check with the code requirements of the area as well.
- Deck condition: While inspecting the roof, look for spongy and bouncy areas. Also look for sagging between the rafters. This indicates that the roof is deteriorating, and damage has been done. It may be because of the fungi, which can spread through the wooden area of the roof. If the deck condition is bad, the roof needs to be removed. Always keep in mind that replacing the roof instantly is a lot better and cost effective than waiting for a year or so.
- Existing roof condition: A roof showing wearing off signs like curling of edges or shingles, it is an indication that the roofing material is not going to last for long and needs your immediate attention. Instant repairs may solve the problem for time being, but eventually, the new roof will be needed.
