Your property requires regular maintenance to keep it in good shape and to prevent unnecessary issues. Whether you prefer to do your property maintenance yourself or you pay people to do the work, there are some basic essential maintenance tasks that apply to most properties. Older properties are particularly prone to problems and generally need a lot more maintenance than newer homes, so always bear that in mind when buying a property! Here are some of the basic maintenance tasks that you may need to get completed:
Gutter clearing – If you leave your gutters for too long without getting them cleared then you can have water backing up and leaking into areas of your home so this is not a task that you should put off. Birds can drop things into your gutter and cause big blockages, grass can start growing etc. so get your gutters cleared out regularly.
Damp proofing – If you see signs of damp then take action as soon as possible to prevent further problems. There are a variety of ways to deal with damp depending on the cause and the severity. Paintwork – If you have exterior paintwork then inspect it and see if it needs a new coat. Wooden door frames and window frames often take the brunt of the bad weather and a regular coat of weatherproof paint is needed to keep your paintwork in good shape and to prevent it from going rotten.
Wooden fencing or decking – If you have wooden decking or fencing then that is also likely to require a coat of paint to keep it protected from the elements. After particularly bad winds you may find that your fence panels have become loose and may need to be replaced rather than painting them.
Remove dead plants and shrubbery – Take a look around your garden to see if any of the plants, shrubs or even trees have died and get them removed. It is also important to cut back any trees that are growing into walkways or over neighbours’ gardens as the longer you leave that job, the harder it is to correct. Crawling ivy is the same – if it is crawling onto a neighbour’s property you should stop it in its tracks before it causes any damage to brickwork. Crawling ivy can soon get out of control so if in doubt just cut it back.
Check roof tiles – The problem with roof tiles is that they are difficult to see or to access until it is too late and you see a leak coming through. If you have an older property and have not had any work on your roof recently then it is a good idea to get your roof tiles checked to prevent future leaks.
Grouting in the bathroom and kitchen – You should be able to easily see whether your kitchen or bathroom requires grouting from its appearance. Seals around the bath should also be checked to prevent any water from causing damage if it gets through.
Clear driveway and patio – Your driveway and patio can quickly become dirty and weeds and moss start growing on it so a regular pressure wash or even a good scrub with a hard brush will help to lift the dirt and make it look much better. Get rid of all of those weeds that are appearing between cracks in paving before they start to cause more damage.
